A growing housing market

Kinshasa, the capital of the Democratic Republic of the Congo, is currently experiencing explosive growth.

With an influx of over 500,000 people annually, it is one of the world's fastest growing cities, with a population predicted to exceed 30 million by 2035.

Currently, there is a serious housing shortage of over 260,000 units per year, and demand will continue to grow enormously.

Additionally, there has been an increase in housing developments aimed at low-income earners as well as the middle and wealthy classes.

In particular, the number of wealthy people is rapidly increasing, and the need for high-quality housing and modern lifestyles is expanding.

6 representative developments

Cité-Jardin

Overview: A social housing project being carried out through public-private partnerships in the Nsele district near Kinshasa Airport.

Scale: Approximately 33 hectares, with 5,800 homes planned.

Price range: About $59,900 for two-bedrooms and $79,900 for three-bedrooms.

Significance: This project is positioned as a test case for resolving the nationwide housing shortage.

Kinshasa's Largest Future City Development - The Second Kinshasa

Development of Kinshasa Kia Mona

Expansion area: This is a satellite city project for Kinshasa, covering a vast area of approximately 38,900 hectares (389 km²).

Capacity: A maximum of approximately 5 million residents is expected.

Leadership and Funding

Leading the way: The government-run Strategic Supervision Committee, CSSPEVK (Comité Stratégique pour la Supervision du Projet d'Extension de la Ville de Kinshasa), is the implementing force.

Coordinator: Thierry Katembwe Mbala, engineer and entrepreneur.

Investment: The total amount raised is approximately US$18.5 billion, with China being the largest investor. In addition, the UAE and Carousel Finance (a company associated with Jefer Hilali) are also involved in the financing.

Proposal content and components

Integrated urban development including infrastructure development, residential and industrial zones, transportation, energy supply, agricultural areas, etc.

International strategy forums and financial coordination meetings are also being actively held, and briefing sessions were held in London and Brussels in early 2025.

Mont-Ngafula Low-Cost Housing (Kimbangseke)

Overview: A low-income housing development is underway in the Mont-Ngafula district, south of Kinshasa.

Details: 1,000 units in the first phase, with an additional 3,000 units planned thereafter.

Objective: This development aims to help resettle families who have lost their homes to floods and landslides.

Residential and mixed-use development by TEXAF

Overview: A large-scale project utilizing urban assets close to the center of Kinshasa.

Example: 426 homes, offices, warehouses, etc. are already in operation.

Currently, 19 villas and 14 apartments are under construction as part of the "Champs des Parcs" project.

Background: TEXAF invests extensively in real estate, building materials and IT infrastructure, and also focuses on residential development.

Safricode Luxury Residential Project

Overview: A private company that operates a large number of luxury apartment complexes.

Project examples: high-quality housing complexes such as "LES ÉMERAUDES", "ZARINA" and "BEL AIR" in the La Gombe district.

They also operate stores such as "LE DOMAINE" in the suburban Bibwa district.

Karmod prefabricated housing complex

Overview: A prefabricated single-family housing project by the Turkish company Karmod.

Scale: 1,200 units installed, of which 900 are single-story (51m², 2 beds) and 300 are two-story (91m², 2 beds)

Features: Rapid construction and cost-effectiveness, attracting attention as a practical solution to the housing shortage.
