Where Japanese people have not yet set foot,

"Future assets" are sleeping quietly.

Hello.

I personally travel to countries that the average Japanese investor would never go to.

I wasn't asked to do it by anyone, and it wasn't for sightseeing purposes.

This is because that is where the ``raw materials for future assets'' lie.

Seeing the beginning of growth firsthand

In 2011, I started to pay attention to Cambodia.

At that time, the capital, Phnom Penh, was still underdeveloped, had few buildings, and was a dusty city.

However, since 2014, infrastructure has been rapidly improved, and high-rise buildings have been built.

It began to take on the character of a city.

I witnessed with my very own eyes the moment when growth begins.

The next stage is Africa

The next place we looked at was Africa.

Among the continent's 54 countries, I first visited Uganda and South Sudan.

But something just doesn't feel right.

I visited the area many times and finally arrived at

Kinshasa, the capital of the Democratic Republic of the Congo (DRC).

It started in a place where there were no foreign investors yet.

When I visited Kinshasa in 2018,

There was no sign of development there.

There is almost no leading foreign capital, either from China or India.

However, things will start to move from around 2021.

In 2024, a national master plan for expanding the capital was launched.

Middle Eastern, Chinese, and European developers moved in en masse, and the city's landscape began to change.

Right now, real estate prices are about to start rising.

Why are you doing this?

Our entire life is based on the land.

Cities, houses, businesses, lifestyles, and economies are all built on land.

In other words, to hold land and real estate,

This means having the country's "future value" first.

Rational investments are found in growing countries

先進国の不動産は高騰しきっています。

一方、これから成長する国々では、まだ手頃な価格で、

“未来の値上がり”を享受することができます。

 

しかも、国の成長=経済の拡大とともに、

資産価値も段階的に上がっていくという自然なレバレッジがかかるのです。

Not everywhere is good

Of course, not every growing country is good.

What I see are the following elements:

  • Geographical Position

  • politics

  • Availability of resources

  • population structure

  • Trends in foreign capital

  • National Development Policy

By calmly assessing these issues, we can see which countries have the potential to truly grow.

Real estate is a reading of the future.

In recent years, I have come to think this way.

Real estate is more than just an asset.

It is a story of the future that shows "where the country is heading."

To turn those pages, you need the ``air'' and ``smell'' of the place, not the internet.

So I go there.

That's why I go and experience it with my own feet, eyes, and skin.

But it's not easy to get there.

The culture, security, and transportation are all different.

It was sometimes difficult, but there was information that could only be found in that process.
