Eastern Area Candidate Site No. 11

Site No. 11 is located in the eastern area of Phnom Penh.

It faces Ring Road 3, a key element of the Phnom Penh Development Master Plan.

Ring Road 3 will be the boundary of the development area, and the area inside will be developed as a sub-center of Phnom Penh, making Site 11 an ideal location.

The purple area is the development site. Ring Road 3 runs through the center, and a national highway intersects with it from the south.

Candidate No. 11

Planned residential development area

Site No. 11 is already being considered for residential development.

A recent development trend in Cambodia is the promotion of urban development that values nature and the environment.

Site No. 11 is also within commuting distance of satellite cities and the city center, yet will be a development site that is in harmony with nature.

There is a light blue area in the center of the image above, where a lake currently exists.

The lake will not be filled in, but rather the lake environment will be improved and walking paths, running trails, parks and other facilities will be built around it, creating a "residential area with a rich living environment."

The development is premised on the above conditions.

At this point, a developer has not been decided, but once the bridge construction is complete and the surrounding environment is ready, we plan to make a sales offer to a developer.

Site No. 11 is located in the northern part of the eastern area, where new development is underway.

Residential development is planned for the area, and new road construction is also planned nearby.

The construction of the Korea Friendship Bridge from central Phnom Penh via Chroy Chamba will significantly reduce access time to the city center.

A Chinese bridge will be constructed from the satellite city (Garden City) being developed in the north of Phnom Penh to the eastern area via Ring Road 3.

It is located 3.5km in a straight line from the north side of Chugoku Bridge (Ring Road 3).

Ring Road 3, currently under construction, will be a major artery connecting Phnom Penh and the surrounding areas.

Two bridges are planned to be built on the road, one on the north side and one on the south side, and are designed to allow access not only to the city center but also to the north and south.

Straight line distance from Korea Friendship Bridge

The Korea Friendship Bridge, which was scheduled for construction in July 2025 (construction has been delayed due to re-surveys), will significantly improve access from Phnom Penh to the eastern area, significantly shortening the distance between the city center and the eastern area.

現在、計画されている橋の建設、インフラ開発が始まれば、価格は徐々に上げてきますので、数年後に売却を行います。

 

・売却後

売却で得た収益に対して納税を行い精算します。

投資家様への分配は、指定された口座へ送金となります。

この場合は、実費手数料が必要となります。

 

・購入方法 共同購入

通常、このような土地は開発地となるため10,000平米単位での購入となります。

弊社では、既に30,000平米を取得しております。

参加をご希望される方には、その中から100平米単位で販売しております。

そのため共同購入という形になります。

 

・共同購入のメリット

最小単位として、100平米単位から購入できるためリスクを最小限に抑えることができます。

売却手続きや現地納税など、代表である弊社で行いますので、参加されるの手間はかかりません。

 

・デメリット

購入が10,000平米単位であるため、売却も10,000平米単位です。

そのため途中で小ロットでの売却はできません。

・契約形式について

弊社と投資家様との間で契約を行います。

購入量に応じ、弊社が所有する土地の権利を譲渡した形になります。

例)100平米購入の場合は、弊社所有分の10,000平米中の100平米分が投資家様の権利となります。

お支払いについて

U Sドルでの計算になりますので、円でお支払いされる場合は、送金、両替費用が3%必要となります。

日本での納税については、法律に基づいて各自で行って下さい。

カンボジアに銀行口座をお持ちでない場合は、口座開設をご案内しています。

また、他国への送金も対応しております。
