Features of River side13

★1 This bridge is scheduled to open in November 2023. It previously took 45 minutes by car to travel between the site and the center of Phnom Penh, but with the completion of this bridge, the journey will be shortened to 30 minutes. In the future, as development of National Highway 1 progresses, the journey will be shortened to around 20 minutes.

★2 A huge luxury residential area is currently being developed by Cambodia's largest developer, Pheng Hout.

★3 The Cambodian local conglomerate, the Vatanak Group, operates a golf course and is planning residential development in the surrounding area.

★4 The land is located along National Route 1, the most important main road leading to Ho Chi Minh City in Vietnam.

★5 In Southeast Asia, riverside land is popular, and land that faces a river can sell for two to three times its price.

★6 Cambodia Port, a listed company that operates Phnom Penh's only trading port and is supported by JICA, is planning to develop a special economic zone in the vicinity, which is expected to attract businesses and accelerate residential development in the surrounding area.

★7 The Chinese conglomerate Prince Group has already developed a resort with an amusement park on the adjacent land.

★8 & ★9 Two new bridges will be built. This will improve transportation access. The land in question is located near the ★8 bridge.

As development around Phnom Penh Port progresses and more companies move in, logistics in Phnom Penh is only increasing.

For land routes, the use of National Route 1, Ring Road 3, and the bridge at ★8 is important. Also, due to the ease of logistics, a special economic zone is being developed in the adjacent area, and many manufacturing and transportation companies are expected to be attracted. Areas where the number of companies and housing is increasing.
